The Sanremo property market: the 2026 report.

1. How many homes sell: volumes

In 2025, 1,339 residential sales were concluded in Sanremo, the highest figure in six years: +9% on 2024 and +55% on 2020. The market is alive and growing — almost four deeds a day.

67% of sales concern properties under 85 m²: one- and two-bedroom flats are the engine of the market. But the larger segment is growing too, with sales over 145 m² up 26% on the period average.

2. Official values: OMI

The OMI quotations of the Italian Revenue Agency (H1 2025) for central Sanremo indicate €2,450–3,600/m² for standard civil dwellings, up to €3,700–5,500/m² for excellent condition; economy dwellings €1,900–2,600/m². The intermediate hill belt €1,700–2,500/m².

3. Asking prices and real prices

On the portals, early-2026 asking prices are around €3,000/m² (idealista, Feb 2026), peaking above €3,800/m² for the centre (immobiliare.it): asking prices, typically 15–25% above OMI. In real sales, what matters is the realised price: in ours the median gap between asking and sale is zero and about two in three homes close at or above asking. 4. What it means for sellers in 2026

The market absorbs: there is demand for almost every type. The variable that separates those who sell in good time from those who sit still is not the market, it is the starting price. An asking price inflated to portal levels is the first cause of unsold homes; a price built on real sold comparables, with good presentation, is what leads to the deed.
